2024:  Registry of Deeds NEWS UPDATES:

~ NOTE:  The week of Feb. 14th, 2024 the Essex South Registry of Deeds experienced On Line data malfunctions related to system upgrades. Some issues continue as of 2/25/24, particularly in researching the Plan Index.

~ NOTE:  Examiners, please be aware of the actual start date appearing on the On Line database “Dates Available” line. In some cases the Registry dates require an additional Search Criteria, including the Registry original Home Page (different than MassLandRecords.com) and/or a search of the “Vault”, in order to fill in gap years.

The Southern Essex County Register of Deeds, John L. O’Brien, retired on Dec. 31, 2023, after 47 years of service. Register O’Brien oversaw the Registry’s transformation from printed record books to the Computerization of the Public Records. He and his staff worked tirelessly with Title Examiners over the years; often providing a meeting place for educational seminars, and asking Examiners for input affecting protection and accuracy of the Public Records.
Register O’Brien was a friend to MITEA in many, many ways and we truly wish him all the best. Thank you.
On Jan. 1, 2024 the Secretary of State appointed First Register, Dorothy Hersey, as the Acting Register for the Southern Essex County Registry of Deeds. Congratulations !

MITEA Board of Directors Zoom  Meeting:  Wed., Jan. 10, 2024, 4:00 – 5:30

  • Past Seminar:  Thursday Oct. 12th 2023, Via Zoom, 12:00 – 1:00, Establishing Successor Trustees of Record, presented by Atty. Lony-Ann Sheehan from Doma Title Insurance, Inc. and Atty. Melissa B. Morrow, from Old Republic National Title Insurance, Inc.
  • Past MITEA Seminar: ” An Entrusted Relationship: Building Bridges Between the Title Examiner and the Reviewing Attorney”

Lisa J. Delaney of Carvin & Delaney LLC, and MITEA President, Denald E. Doonan of the Title Research Group, LLC, will present.

Question: Is the title examiner or the reviewing attorney responsible for the final perfect title product?
The answer is they are a team who need to build a strong bridge of trust. Our panelists will review
the attorney’s expectations when ordering and reviewing both a Recorded and Registered Land title,
trusting the examiner’s notes and check mark system rather than receiving full copies of all
documents, as well as mortgage discharges, orders of conditions, appurtenant easements, and other
topics that may arise in a title abstract. Understanding each other’s work responsibilities will
naturally lead to a harmonious, efficient, and mutually profitable relationship.

This webcast program was open to all REBA, MPA, & MITEA members.
